Guest Agreement and Rate Terms
I, (Full Legal Name)______________________________ (herein referred to as “guest”) agree to pay Palamierz Properties LLC (herein referred to as “owner”) the sum of $350 monthly for bed usage and common area privileges. This agreement will begin on the first day of (Month)_____________, (Year)_________. Automatic renewal of this agreement is assumed. Palamierz Properties LLC may update this agreement and/or increase rates at any time with a 30-day prior notice. Additionally, Palamierz Properties LLC reserves the right to terminate this agreement at any time.

Payments
Payment is due at signing and by the 1st of each following month. Payment due at signing will not be prorated. Payment will be made via CashApp to $PalamierzProperties. Palamierz Properties LLC reserves the right to change the payment method at any time.

Security Deposit
$200 deposit is required to Palamierz Properties LLC at signing of this agreement. The security deposit will be applied to the final month’s payment.

Late Fees
Payment is due by the 1st of each month. A $50 late fee will be charged if payment is not received by 5th of each month. An additional $10 per day late fee will be added each day after if you still intend to retain a bed. If you have not paid on time as described above, your bed and personal items will be forfeited on the 15th of the month.

Termination of Agreement
A 30-day advanced notice of guest’s intent to terminate via e-mail is required to terminate this agreement. Final month payment will not be prorated. It is the guest’s responsibility to confirm that Palamierz Properties LLC has received the notice. Failure to submit notice of termination will cause forfeiture of the guest’s deposit. Palamierz Properties LLC reserves the right to terminate this agreement with 10 days written notice by e-mail for any reason. Palamierz Properties LLC reserves the right to terminate this agreement immediately for any rule violation and will result in loss of security deposit.

Occupancy
This is not a primary residence. As such, no mail nor packages may be delivered to this address. Occupancy will only be utilized as necessary to fulfill the guest’s obligations to their employer as flight crew. If a guest is off for three or more days, the guest must vacate the premises. This is a commuter facility, not a hotel. The monthly payment amount is reflective of commuting flight crew. Owners reserve the right to occupy any vacant bed on the premises at any time for any duration.

Valuables
Palamierz Properties LLC is not responsible for any lost, stolen, or damaged items you have on the premises or grounds.

Liabilities
Palamierz Properties LLC is not responsible for the personal security/injury of anyone on the premises or grounds or loss of their personal belongings as the guest assumes all responsibilities of themselves and their belongings.

Conduct
All conduct and activity will be lawful and respectful of others and adhere to House Rules.

Visitor Policy
For security and liability reasons, no visitors are allowed on any of the premises or grounds.

House Rules
General
-Common courtesy prevails - be respectful of others.
-It is expected that everyone should be respectful of others and NOT conduct unlawful or illegal acts while on premises or grounds. Everyone is expected to follow the Guest Agreement.
-Clean up after yourself. Leave it like you found it when you moved in or better.
-Keep your area tidy, make your bed and keep your possessions orderly.
-If the trash is full please take it out. Additional kitchen bags can be found under the kitchen sink; additional bathroom bags can be found under the bathroom sinks.
-Be considerate during TV time - volume and sharing.
-Make sure all doors and windows are locked and turn off lights and electronics when leaving.
-What fits in your provided storage space is how much you may keep at the facility.
-Any articles left on the premises must be marked with your full name.
-Please remove shoes at the door. If shoes are wet please place them on the boot tray.

General NO’s and Do NOT’s
-NO visitors. The only occupants are paying guests or the owners.
-Do NOT leave your clothes, shoes (except in boot tray), bags or other personal belongings in the living room or shared spaces.
-NO smoking.
-NO candles.
-NO drugs of any kind.
-Do NOT turn on the fireplace.
-Do NOT change the temperature of the thermostat.
-Do NOT pull bags through the facility and be careful not to hit the walls or doors while carrying through.
-Do NOT put any luggage/flight bags/work bags on the beds nor furniture.
-Do NOT change the position of any covered switch or use any plugged electrical outlet.

Quiet Hours
-Quiet hours are 10 p.m. - 8 a.m.

Entry to the Premises
-You will be given a personal guest door code (four to eight digits) to access the front door.
-Do NOT give your door code to anyone.
-Door codes are individual to each guest.
-Please manually relock the door once you enter using the thumb turn. The lock is set to automatically relock itself one minute after it was opened in case you forget. 
-Please indicate your occupancy status on the white board when arriving/leaving.

Key Fobs
-Key fobs for access to the pool, hot tub and gym are located in the wall basket next to the front door.
-Key fobs must be checked out/in.
-Should the key fob be lost, there will be a $100 replacement fee.

Kitchen
-Label your food and other items with a name and date whether it be in the refrigerator, freezer or the cabinets.
-A cleaning out of the refrigerator, freezer and cabinets will be done every three months (January, April, July and October). Anything older than three months or not marked appropriately will be discarded.
-The dual cabinets over the microwave are shared storage and items in there can be used by anyone.
-Clean up any mess you make including splatter, crumbs, etc.
-Do NOT leave dirty dishes in the sink. Either immediately hand wash them or place them in the dishwasher.
-Wipe down counters.
-Please use only 1⁄2 gallon or smaller containers.
-All leftovers, opened containers or anything that has the potential to leak must be in a Ziploc bag.
-Everyone is expected to empty the dishwasher and put away its contents from time to time.
-After preparing coffee, fully open the machine to allow it to dry out.
-Unplug the toaster after each use.

Bathroom
-Do NOT leave personal items in the bathroom. What goes in the bathroom must come out. That means your used towel must be hung in your bedroom to dry.
-Clean up any mess you make including splatter on the mirror and faucet, hair clippings, toothpaste in the sink, pee on the seat, etc.
-Pull closed shower curtains after use to allow proper drying and prevent mildew.
-If you have long hair, clean the shower drain.
-Additional toilet paper can be found under each bathroom sink.

Bedding and Linens
-Bedding and towels provided but must be laundered by guest.

Bed Assignments
-COLD BEDS ONLY, which means your bed is assigned to only you.
-You will be assigned a bed once you move-in.
-Bed assignment is based on guest seniority.
-Do NOT switch assigned rooms or beds without prior request. The bed you may switch to may already be assigned.

Storage Space
-You will be given designated storage space for your personal items in the closet.
-Each guest is provided six hangars for their closet space.
-Additional storage space under each bed can be used. This storage space is to be shared equally between the top and bottom bunk of that bed.

Washer & Dryer Etiquette
-What you put in you must take out as soon as the cycle is complete.

Internet and TV
-High-speed internet service with wi-fi is provided.
-Do not share internet access information with anyone other than current guests.
-The decision to add apps and personal accounts to shared devices is authorization to allow all guests unlimited use of such accounts until you log out of said account.

Transportation and Parking
-Street parking is available outside of the complex.
-An unlimited, 24/7, third-party airport shuttle pass available for an additional fee per
month. The pass will be provided at cost. Contact the owners for more information.
-Airport shuttle pass is based on availability at time of request; a request does
not guarantee assignment of pass.
-Airport shuttle pass must be returned at termination of the Guest Agreement.
-A lost or non-returned airport shuttle pass will result in a $40 fee.
-If a request is made, please understand that the airport shuttle pass does not take effect immediately and there may be a period of time for processing.
-All communications regarding the pass will be conducted through the owners.

-Bedding.
-Bed cover.
-Fitted sheet.
-Top sheet.
-Comforter.
-Pillow case.
-One pillow.
-Linens.
-Two dish towels for the kitchen.
-Four hand towels for the bathrooms.
-Two full size towels per guest.
-One wash cloth per guest.
-Paper products.
-Toilet paper.
-Paper towel.
-Soaps.
-Dish soap.
-Dishwashing detergent.
-Hand soap.
-Laundry detergent.

Lost and Found
-Found items will be placed on the top shelf in the coat closet.
-Lost and found items will be discarded at the end of every even numbered month (February, April, June, etc.).

Health and Safety
-The premises is equipped with smoke detectors, a sprinkler system and a carbon monoxide detector. Please follow appropriate actions for any of the alarms if they go off and notify Palamierz Properties LLC immediately.
-A class ABC (any type of fire) fire extinguisher can be found outside the main entry door.
-A class BC (kitchen/liquid and electric) fire extinguisher can be found in the cabinet under the kitchen sink.
-If you are sick, you may not stay as a guest and must immediately find other accommodations.
-If an emergency exists, please immediately call 911.

Maintenance
-If something requires maintenance or attention, please contact Palamierz Properties LLC. Don’t let it get worse and worse for your fellow guests. If you break something, please have a good conscience and tell the owners so comfortable living can be maintained.

Guest Disputes
-Be respectful of other guests and their habits, opinions and feelings (we all snore from time to time and have our own political views).
-If a dispute arises between guests, please try to come to an understanding between yourselves. Discuss the issue and try to find a mutually agreeable resolution.
-If a resolution cannot be reached between the guests, Palamierz Properties LLC will arbitrate a resolution. The owner’s decision will be final in all arbitrations.

Vacating Guest Status
-Remove all personal items (including any food items) from the premises.
-If all items are not removed by the 1st of the month following your final month, they will be considered forfeited.
-All bedding and linens are to be washed and folded.
-Bedding is to be placed on the bed.
-Linens are to be placed in the appropriate spot in the laundry room.
